They imposing dues to homeowners that have lived hear BEFORE the HOA was a thing when they are supposed to predated, during the meetings they throw out votes, they restrict so much access to homeowners during their meetings, and the Secretary of State has already caught wind of what they’ve been doing for years.

2/3 of votes is all we need to dissolve Swan Lake HOA, also they are not abiding by the PREDATE rule which applies to the Year of the property and NOT the year a person Bought or MOVES to said property.

They rephrase wording like “Repair the club house, and Lake maintenance” because that’s how they would present it to the Secretary of State in order to continue imposing Dues, because if they say a specific parking area or spot needs repair that does not make it a mandatory minimum requirement for them to charge dues.

They are doubling down on votes Illegally, which the state of Georgia state that if 2 ppl live in the household that are voting members, they cannot count the vote as 2 out more votes, they can only count it as 1, but they’ve been doing this for a while to keep the same Board members and outnumber the Homeowners votes.

Beutiful subdivision set on a lake. Quiet, and changing. Culturally diverse. Lots of old school and mix of new school headed that way. The club house can be rented by the public. I’ll add pictures later. That part.

Yesterday after work, a coworker and I found out that we both lived in Stockbridge. I asked him to come see the lake. We sat at the lake for about 45 minutes until being approached. I wondered why swan lake had been fenced in, I found out soon enough. It was so embarrassing to be run off from a place I grew up in. The owner told me about his plans for renovating the community. The other man greeted me with a silver bat. My coworker had made it back to his vehicle thank God. I heard the stories but I never experienced anything like this first hand. That was so traumatizing, that I went home and told my father not to pay his $200 dues and that I could’ve paid it right then and stayed but I felt so unwelcome and unsafe in that moment that I wouldn’t return. I miss the lake being full of people in the community, all races were welcome once upon a time. I didn’t feel attacked racially until the man approached with a silver bat asking me where I lived in front of the owner. Two Caucasian men and one African American woman, while her African American male coworker was too stunned to speak swiftly walked to his car. He was so uncomfortable, I could only imagine what that must of felt like for him.
